In his latest Construction Management 101 post, Davies Smith co-owner Graham Chalmers briefly explains the 4 things that you should look for when hiring a builder.

1) Credibility

It’s really important to work with a builder who is credible. You can establish the credibility of a builder by taking a look at the quality of their previous projects and their reputation in the industry. A lot can be learned from seeing the work they have done as well as the value in the selection of suite finishing. Referrals are important too, particularly regarding the most recent project that a builder has done.

2) Sustainability

You should also look for a builder who uses sustainable building techniques such as ground source energy saving building systems. This design takes advantage of the moderate temperatures in the ground to boost efficiency and it reduces the operational costs of heating and cooling systems.

Geothermal technology is an example of a ground source energy saving system. As we explained in an earlier post, geothermal energy uses the earth’s internal heat to create electricity, generate hot water or heat buildings. We’re big fans of this highly sustainable source of energy and we’ll be using it at Ironstone Condominiums.

3)  Building Industry and Land Development Association (BILD) membership

Being a member of BILD is important because BILD shares knowledge and expertise within the construction community. They are the voice of the land development, home building and professional renovation industry in the Greater Toronto Area.

4) Good standing with Tarion

A builder must be enrolled in Tarion because this will provide a comprehensive warranty and solid protection for any home buyer.
